Flood insurance

Your homeowners insurance policy doesn't cover flooding

It never has. Flood insurance is bought separately, and most people find that out at the worst possible moment.

An insurance company sells you its own policies. We don't have our own. We compare the carriers we work with and help you choose among them, so we can tell you when someone else is the better fit.
Yes, and we'll tell you whether combining them saves you anything. Sometimes it does. Sometimes it doesn't, and we'll say so.
Send us a photo of your declarations page (the summary sheet from your insurer), and we'll review what you've got. If it's already the right policy, we'll tell you that and leave you to it.
The first conversation is about fifteen minutes. Comparing the market takes us a day or two. If your home needs an inspection before a carrier will provide a quote, we'll let you know early and help you arrange it.
Enough to rebuild your home at today's costs, which is rarely what you paid for it and never what it would sell for. We'll check the figure your current policy uses and tell you if it's short.
Replacement cost covers the cost to replace what you lost. Actual cash value pays what it was worth after years of wear, which is usually a lot less. It's one of the differences most likely to surprise you at claim time, and we'll tell you which one you have.
The part of your policy that covers the structure itself — walls, roof, and what's built in. It's set to the cost of rebuilding, not the market value of the house, and getting that figure wrong is the most expensive mistake on a homeowners policy.
